My Multi Tasking Jobs

I realised that I have been doing sales and marketing jobs all my life. Probably my advertising studies in United States had helped to shape me into becoming a thick skinned sales person. I don't feel shy and could anytime go knocking on doors to do sales or cold calling. Not many people can do that and not even my wife. That is because my face's skin is thicker than your Webster's dictionary.

With my 10 years' working stint with the HKG ad agency, I had to write copy and proposals for presentation to big property developers. I had to crack my head to show their demographics and help to position their product. It was not easy but I had to do it anyway. I used to drive around the development projects for several days to study the environment before writing the proposals. The most crazy trip I made was to take a boat to Damai Laut to study the whole jungle place before it was launched into a Ronald Fream's golf course and resort. It was a successful launch but it became a sorry state later due to QC maintenance.

So, selling properties came in accidentally to me since I could read them like the back of my palm. I could offer good advice to friends why they should or should not buy that property. So far, I have been freelancing as an agent and sold almost 20 houses, condos and factories. Not bad, yeah. Small commission earned and off I went for holidays. I am one who would not wait for retirement age to travel after having seen so many deaths during my palliative care with Hospice. Time and Tide Waits For No Man.

During this MOC and lockdowns, I was surprised that I still have to open the doors of my good friend's condos for customers to view! The economy is going down, yet there are still interested buyers. 



Guess where is this place? It looks like high end properties in Hong Kong's Central or Mid Levels. No this place is located in KL's Sentral and next to Price Waterhouse's building. Just nearby KL Hilton and Le Meriden Hotels.



That's me. I look thinner now after having lost 16 kgs weight since the MCO 1.0. I was going upstairs to open my friend's 2 units for viewing.




His 2 luxurious units are located on the 11th and 19th floors. Selling at RM1.35mil and RM1.5mil. You will be surprised that this 33 storey building has a basement that goes out into the streets of the buzzling Little India in Brickfields. So this haven is full of highest caste Indians from New Delhi and Mumbai living inside. Their dressings, mannerism and fairer skins really reflect their upscale status. They speak English and Hindi instead. This is an eye opener to me as I have yet to visit New Delhi.

The 2 units have been vacant for sometime now after the tenants had left. So my friend is selling off the condos. I still have to sweep all dead cockroaches on the 19th floors! Sometimes the number is over 50 dead cockroaches. Yikes!

  1. Now is buyers market so of course there are still buyers. As I have decided to retire early, we just signed the SPA at a very good price to our buyers. Hopefully your friend will make some buyers very happy with good prices and so that you don't have to sweep cockroaches anymore. Please be extra careful when opening doors. Don't want to get any alpha, beta or delta. Stay safe! 🙏

    1. So you were selling properties as an agent too. My friend owns too many high end properties and won't easily bow to buyers demands.
      Yes I am always taking precautions. You always kesana kesini more than me to buy stuffs. Stay safe.

    2. Thanks! Of course I am doing everything to stay safe. Only going out for essential food within 10 km and never enter closed air cond areas. Fingers crossed that I am not so bad luck to get it when I am already isolating myself. No visiting friends, no public transport, no staying in one place more than 5 mins, 6 feet apart from other people.

    4. Good luck to your friend then. It is not about Bowing but meeting needs. If your friend can hold all his properties and leave them to his inheritors then they would pray and burn Joss sticks for him. All the better if you get him a super rich buyer who can meet his high demands and doesn't blink an eyelid at the price because the rich buyer just laughs and thinks it is a low price because the rich buyer has too much dough and just love the fenggshui of your friend's properties. Go find him that super rich buyer! You will get the 3.18 % commission too or maybe your friend may give you more as gratitude. All the best to you and your friend for getting the price that he wants for his properties since he wants to sell to buy new properties under HOC before the hoc ends.     6. Yes I did. Have I mentioned before that the house is in Bukit Jalil? You have such a good memory compared to mine. I am very thankful that I managed to get a buyer who lives in the same taman and wants to buy another house in the same place for extended family all to stay same taman. Of course I give them a good price la cos I am not greedy, I just want to retire early in this pandemic. Lolx! Thankful that God answered my prayers 🙏.

    Yes. The economy might be bad for some people...and yet some people are not affected.

  3. You are still freelancing as a property agent? Want to hire telemarketer? I am hardworking and responsible, muahahaha!!! How's the rental market now? Is it affected because people cannot and dont want to come in due to the covid situation and closed borders. So we lost some of the expat tenants. Maybe now is the buyers market cos people need money due to economy downturn and they are forced to lower their prices.

    1. I have slowed down a lot in property selling. I think I have mentioned before that we never have telemarketer for this here that deals in property. This is so interesting that Singapore has this.

      The property market here is at the lowest. Selling prices and rental are lowest. Developers are building smaller units to sell.

  5. Not surprising there are eager buyers out there, this is the time that they buy properties, buyers' market now. Unless the owners can still bear the cost, otherwise they have to cut down on the market price. Wow, you lost 16kg??? For me 1 kg is difficult to lose... I really must eat less and exercise more!

    1. Most property owners who had to throw prices now are still making lots of money as they probably invested long time ago. Just like your house right now, I believe you bought it at 40% at least. Sell now!

      You are so thin and hardly eat that much. No need to slim down lah.

  6. You certainly mix in a crowd of the rich & famous...with friends who own...not one but two condos costing above RM1 mil. You have the gift of the gab, that's why you excel in selling properties...both for the dead & alive...wakakakaka! P/S: If there's no-one living in the condo and there's no food around, why are there still cockroaches?...and so many at that..yikes! Maybe there's a cockroach infestation somewhere and it might be to your best interest to check it out. P/S: How you lose 16kg in such a short time? Share with us your "secret". No fair...it's easier for men to lose weight than women...lol! >_<

      I do agree that I have many rich and famous circle of friends and relatives. However, their money is theirs and not mine. This friend who is selling 2 units at Sentral still owns 2 units at One Menerung condos that tags at RM5 mil each!!! Previously he also had few homes around Mutiara Damansara and TTDI. What a wealthy good fate he had.

  7. What?! You lost 16kgs? Ah Hong Chee put on 7kgs during MCO 1.0 and still counting. And now we are in lockdown I really dare not step on the scale! Is that the Sentral Residences? I can only dream of owning a unit there. Even the Uptown Residences I am nowhere near. Never mind lah, I am happy with my little pondok. LOL!

    1. You kidding me again. How can one put on weight during the MCO 1.0 to 3.0 with no birthday or wedding dinners? Maybe your scale has some loose springs that needs fixing.

      That condo next to PWC is Suasana Sentral which is more expensive. I would prefer that Uptown Residences. Your house is way more expensive that Uptown Residence. Sell your landed house now and buy an Uptown condo plus a new BMW 520i for your lahling. Extra cash, go for cruise honeymoon to South of France. I will take care of your Ah Girl and Belle Belle. Happy???

  10. Now is probably the best time to buy this kind of properties. People who are in the market for Million level properties aren't the ones suffering from making end meets during this dumb pandemic anyway. For them, now is probably bargain sale period I guess...

      I think you can always start dabbling in real estate as you are still young! Just like how you braved yourself into vintage sales.
